1. New construction is your biggest competition. Visit a few models around the area.
2. “Give the inside and outside of your house the once over.” Start at the top: remove cobwebs at the front door, pressure wash walkways and
patios, chemically clean the roof if needed, remove fingerprints from woodwork, clean ceiling fans and air vents.
3. Take down family pictures, empty closets, clear countertops, tables & front & top of refrigerator.
4. Weed, mulch and plant bright colored flowers and replace the door mat. Put a large pot with bright flowers by the door. Paint the front door if
needed.
5. Clean carpets. Dry clean, if you have pets. Wet cleaning puts the pet odor back in the carpet.
6. If you have pets, they should be out of the house during showings. Take them with you when you have a showing. Keep all pet food, litter boxes
and bowls OUT OF SIGHT, when the house is being shown. Put them out in the garage. It turns buyers off to see them inside the house.
7. My office will set appointments 7 days a week for all showings. LEAVE the house (with pets) during showings. Buyers don’t feel comfortable if
you are home. Also, friendly conversations with buyers and their agents can also compromise your negotiations.

8. Agents are supposed to leave a card. Under no circumstances should you call buyer’s agents. After every showing, we request feedback.
Whatever feedback we get, we pass on to you. Every other week, I provide you with a status report on your house. This includes the activity,
feedback, advertising, and the recent activity in our market and your neighborhood. Additionally, I’ll make suggestions based on the feedback and
the market conditions that will get your home SOLD.
9. Our office is open 7 days a week. Someone from my office or SHOWING SERVICE will call to schedule. The agents try to give as much notice as
possible--this is not always the case, so be prepared!
10. When I receive an offer, I’ll check on the buyer’s qualifications before I call you. We’ll discuss several items on the offer: price, escrow, loan
commitment, inspections, closing, riders and addendums. I’ll make recommendations, but it is your home and you will make all the decisions.
11. The home and termite inspection is usually done within 10 days after the contract is signed. Please do not be present during the inspections. The
appraisal is done next. We’ll call you and set the appointment. The survey is done last. There will be a final walk through the day before or the
day of the closing, after the house is vacant.
12. I’ll provide you with the inspection report & list of repairs that must be completed in accordance with the contract. Receipts for all repairs must be
provided before closing for the buyer’s review.
13. Once we are cleared to close, all documents will be sent to the title company. The title company will handle the closing. Both husband and wife
must sign at closing and each must bring a valid driver’s license. You DO NOT have to be at the closing for it to occur. Documents can be mailed
and signed ahead of time. Your check can be wired, mailed or deposited at your local bank. It is your choice, so please let me know.
